Open House Sunday Nov 20th 1-3p

This Happy Valley house will make you….happy (couldn’t resist).  Tired of trying to fit all your hopes, dreams and family members into an older home?  Not enough bathrooms, tiny dark living spaces and no where for the kids? Fret no more!  Come on out where the air is clean and the bathrooms plentiful.  This house has Craftsman charm, a huge kitchen (butler’s pantry AND a regular pantry) that opens to an eating area and living area.  Fireplace, vaulted ceilings, lots of windows, great paint colors and uber livable.  All the bedrooms are on the main floor and there’s a large family room up, big enough for a pool table.  And that pool table stays with the house – bonus!  The deck has a view of Mt Hood and there’s a flat yard for kids and dogs to run around.  The laundry room is so beautiful it makes me want to cry and it’s on the same floor as your clothes.  Imagine that.

The house is located in the small, upscale Greyhawk Ridge development.  Get to the airport in minutes, downtown in under 30 minutes.  Come for cupcakes on Sunday!

SOLD! Quintessential NE Craftsman

I just sold this gorgeous craftsman home at NE 9th & Ainsworth St. to 2 very lucky buyers.  The home: 4 bedrooms, 2 baths, 2366 square feet, graceful porch, super cool klinker brick fireplace, bay windows, master walk-in closet, gleaming hardwoods, designer fencing, & a charming back yard.  Listing Price: $365,000.

The sellers, Luce and Mark did everything right.  They met with me for advice on how to prioritize their house projects in preparation for listing.  They painted, they polished, they gardened and rebuilt.  They packed up.  They moved out.  I staged.  Together, we researched the market and then, they priced well.  Their reward?  A full price offer in the first week on the market.  So far so good.

On to inspection period which has become quite the nail biting hurdle for sellers of even the strongest constitution!  Buyers are picky.  Buyers expect the moon.  Buyers don’t get emotionally attached much anymore.  And buyers have been walking away from deals quicker than you can say “credit in lieu of repairs”.  But, buyers are also beginning to notice that there’s not a lot of quality inventory out there and Mark and Luce knew that their house was special.  Some necessary repairs were negotiated, the appraisal came in just fine and we had a deal!

The buyers are ecstatic and Luce and Mark made a non-contingent offer on their next dream house in WI, with historically low prices and interest rates, yesterday.

Real estate is hopping out there!  For many properties, it’s a great time to sell.  I can sell your house too.  For a detailed marketing plan give me a call.

“This device isn’t a space ship, it’s a time machine. It goes backwards, forwards. It takes us to a place where we ache to go again. It’s not called a wheel, it’s called a carousel. It lets us travel the way a child travels. Round and a round, and back home again. To a place where we know we are loved.” – Don Draper Mad Men, episode: The Wheel

Homes reflect so much of where we are in life in the moment, or where we want to be.  Sometimes they reflect where we were or where we begin things.  Homes are the largest platform most people can use visually, intimately, or professionally to convey whatever it is we want to convey.  We also choose to retreat inside and feel safe within it’s shelter, so we work to make it safe and nurturing.   We live our lives with variety that cannot be compared to our neighbors, friends, or colleagues, so home is the place in which we can truly be ourselves without concern for any such comparisons.  Entering another persons home is an invitation into their world, it’s an honor that shouldn’t be overlooked or left without appreciation for that persons life.  It can be such a gift; to help a person, couple, or family find the home they are looking for.

1920's English with a Modern Twist

Ok, so I admit  several times over the years when I have cruised by a For Sale sign that has a sticker on it that reads: Must See Inside! I snicker to myself and think yeah right…. Well this beauty is just fine on the outside;  newer roof, paint and landscaping to name a few, but walk inside and you will be delighted you did. Sleek, open, bright spaces await you in this 4 bedroom 3 bathroom home.  3 bedrooms upstairs including a wonderful master suite with skylights and a large bathroom with a tiled walk -in shower.  Another beautifully tiled full bathroom and 2 additional bedrooms. The main floor also has a very large bedroom and a full bath. The kitchen is a cooks delight. Viking range, concrete counters, custom cabinetry and stainless appliances as well as an eating area and french doors to the deck and backyard. The formal living room will please you with the stucco, wood burning fireplace, lots of windows and plenty of space. A formal dining room and open stairway greet you upon entering the home.

This house is the best of both worlds to me. A traditional, 1920′s  English inspired design with wood floors throughout, picture rail, thick trim and  mouldings but a super fresh, hip modern twist has been added. The color palette, feel and flow of this house is so sensible to today’s living style. Flexible floor plan if you prefer your master bedroom on the main, a large garage, large deck and a fully fenced private backyard await you.  All the mechanical’s have been updated in the past few years including a newer sewer line and water main.  The location is just about perfect for the urban commuter who wants to feel settled in a neighborhood. So close to Irving Park, Whole Foods, coffee, shops and bistros as well as the Public Library. List price: $509,000

Give me a holler if you want to take a look, you won’t be dissapointed. Maureen 503.888.8259 maureenmswan@gmail.com
