Hip Remodel Turns Townhouse Into Investment

 When Kim bought this 1983 poop brown townhouse three years ago, she had an immediate vision for what it would take to bring it from drab to fab! 

Of course changing the exterior color was on the immediate to do list.  Her plan was to live in it and when time came to move on, keep it as a rental.  Well, the plan was a good one but life happens and took her on a different path.  Newly engaged with a great rural property in their sight, she decided to give up the close-in location and maximize her buying power by selling the townhouse. 

We spent some time reviewing the interiors and made a long to do list of what it would take to get it market ready for a quick sale.  Kim and her fiancee, along with Mom and Dad, tackled the project focusing on cosmetic updates and market appeal.  She set a budget, kept to it and is now ready to move on – with a nice profit to show for it!  Investment, even in the most unexpected places, is at your fingertips with vision, effort and the right advice!

A sweet first home!

This quote really summed up how I felt this past week as I handed the keys over to my first time home owners.  They found an adorable, well loved home in Tigard and are thrilled to call it HOME.  While the move was exhausting, they’ve settled in and are just TICKLED to have their own place.  They were so much fun to work with during their search.  I wish them many years of happiness and love!

Our first house we have loved!

Lenora & Chris are saying goodbye to their very first house a very swanky 60′s ranch. I found this home for them about 5 years ago when it was just the two of them a 3 bedroom, 2 bath, 1471 Sq Ft…I listed at 4948 SE Mullan now SOLD! 

Well now it’s not 2 anymore it’s 4, with the addition of 2 very cute little boys.

We love our new house!

Let’s pretend we’re not in PC Portland where everyone has to win.  Portland has a lot of great neighborhoods (I’ve lived in most of them) but we’re not handing out participation trophies today.  What other neighborhood has the Pok Pok Empire? St. Jacks? Lauro’s? Broders? I’ve got to stop listing restaurants because I’m sure another one just opened while I was writing this.  New Seasons, coffee, bars (Bar Avignon, Night Light Lounge, Apex), close to Belmont/Hawthorne but lined with quiet streets instead of crazy?  Clinton/Division!  Bonus points if you got it before the restaurant list.

How about a big Craftsman with a great front porch (cast concrete pillars), an entry (so important! should be first on everyone’s list!), original woodwork, wainscoting and built-ins with leaded glass, remodeled kitchen with an island, second sink, pantry, loads of windows, playroom right off the kitchen, office/den on the main and upstairs….that unbelievably hard to find three bedrooms all on the upper floor. Plus a large bonus hang-out room  with a vaulted ceiling.  This is starting to sound like the restaurant list.  Actually it’s starting to sound like bragging but it’s all true.  (It does happen to be  my neighborhood but I’m completely impartial.)

Concordia Ranch Sold in 2 days, perfect for the first time buyer!

My seller Jennifer was so happy I prepared her years ago when she was a first time buyer to be VERY PICKY. Your first house is so important, maybe the most important. Jennifer came to me from many referrals at ZGF Architects located in Downtown Portland. I had worked with at least 15 employees here, all referring her to me. We found this house after a month of full time searching. It had 3 offers on it in 2 days as a TLC fixer home, which I fought for and got for Jennifer. This  Concordia 1948 Ranch has been a GEM for Jennifer currently reaping the benefits now, as the seller of her first home.

We had multiple offers in this sale pretty common inner city right now, but most importantly all the offers were just slightly above our list price. Buyers always decide value in any market, so if it goes WAY above the list price it can cause all parties to be pretty nervous in my experience. No seller wants to feel they have left money on the table, and right now it is very difficult to price due to such low inventory.
