K4 Court is one of the few modern projects in town.  It is a  unique courtyard style development located near the HOT Alberta neighborhood right next the all of the excitement happening at NE 30th and Killingsworth.  Extraco Coffee House, Cup and Saucer, Fats, Authentica and Beast would be your new neighbors.  There are 3 of the 4 units currently available.  2 are 2 bedroom, 2.5 bath and the third is 1 bedroom, 1 bath.  Stunning kitchens, luxurious baths, wall to wall windows, sunken living rooms and green features galore are a few things to look forward to in this special project.

Here are my top 3 reasons to see K4 court:

1)  The Location could not be more walking friendly.  The walkscore is 85 . New Seasons is 3 blocks and Alberta Street is right around the corner.

2)  You can own a Modern and sustainable dwelling of your own for  $279,900-$339,900.  A steal of a deal!

3) Newly Built modern means easy, simple living!

Please call today for a private showing or more information 503-327-9414.  It would be a pleasure to meet fellow modern enthusiasts.

Designer Product at a Wholesale Price

You might recognize Holst Architecture’s style when you think of the Clinton Condominiums, the Thurman Street Lofts, or the new Sunrose Condos on E. Burnside.  The Meranti Lofts by the same firm are equally cool in that simple, industrial modern, yet warm, kind of way.  There are currently two residential units in this small condo building that are available at ridiculously low prices.

For a starting price of only $179,000 you can have a sleek corner unit w/ 2 bedrooms, 1 baths and 1,139 square feet.  Or, for $239,000 there’s a 2-level, 3 bedroom, 2 bath in 1,283 square feet.

Both have concrete radiant heat floors, stainless steel counter tops, white walls, and a spread of windows with awesome southern exposure.  Walk or bike to all the yummy Division Street offerings, or step out your door to public transit.

These are available on auction – please call Amber for details:  503-804-1261

CoreHaus for Sale | $330,000

Love modern asymmetry and appreciate anything that can save you up to 90% on your heating and cooling costs?  The Corehaus is the only home designed to the ultra efficient Passive House Standard that is currently for sale in Portland!  This ultra cool home lets you live with a small footprint, plenty of light, and central to everything we love about the east side.  Architect Robert Hawthorne and builder Bart Bergquist put hundreds of hours of perfectionist thought, study, and sweat into this one-of-a-kind home.

The members of GreenPDX were given a private tour of this house a few weeks ago to learn more about the Passive House standard requirements and what it took Rob and Bart to achieve such efficiency for the Corehaus. (See the full scoop on house details and photos from the tour here.)  Or to learn more about the Passive House movement in Portland, see my blog post here.

This super insulated home is offered at only $330,000, so please call me for a showing today:  Amber Turner 503-804-1261

Eco-Elegant Bungalow

This one is a recipe for success – cute through and through, but with green tricks up its sleeve to boot.  First, you have soothing plaster walls, a cleanly updated kitchen, a charming, covered wrap around porch overlooking garden beds, and then you couple it  with lovely green features and you have yourself one a dandy gem.  Radiant heat, new wood windows, reclaimed materials throughout, paperstone counters, marmoleum floors, and system upgrades.  This 3 bedroom, 2 bath home is listed with Karim Alaeddine of ReMax.

Call me for a showing before this one is gone, baby, gone.  Amber Turner 503-804-1261

Williams FIVE

I believe the Williams FIVE project is currently the best value in Portland!  Edgy and unique, cutting edge and green, this project really does define Modern Living.  Check out  http://www.williamsfivecondos.com/ for more details, then for a private tour to see all the goodies in person give me a call.  At the price of $249k (!) this really is a rare opportunity to own a unit in one of the city’s best examples of urban design and architecture.

Ainsworth Street Collective Gets Neighbors Connected

One of the special things about Portland is all the great neighborhood associations and the wonderful people who work hard to make the people living in your burg more than just a face next door.  The Ainsworth Street Collective has done just that by organizing themselves and meeting on a regular basis to make this area truly a friendly neighborhood.  I’ve been to neighborhood association meetings before and they can often be mundane or uneventful ASC overcame that by hosting a fabulous event last night welcoming several new members to their group.  As a ASC newby myself I couldn’t have felt more welcome and I truly walked away with an even greater excitement for my new neighborhood.  The people of ASC and Cully have made great strides to be good neighbors to one another while connecting and caring for the others in the area for a better quality of life.  This group has organized a book group, earthquake preparedness education, first aid and CPR training, as well as a sharing library of tools and table setting for community to check out.  To read more about the Ainsworth Street Collective see this article in a past issue of Sunset Magazine: http://findarticles.com/p/articles/mi_m1216/is_6_222/ai_n31976621/

If you are interesting in finding out about your neighborhood association or maybe what neighborhoods you would be interested in living in and what might be happening around you check out this page on the PortlandOnline website for more information:  http://www.portlandonline.com/oni/index.cfm?c=28380

ReWorks Green Dream

I was super excited to see one of the original Kerby Street Homes come up for sale this week.  I remembered them from the B.I.G Tour  in 2006, where I first fell in love with the loft style mixed with sustainable elements.  Getting a chance to peek inside again just reaffirmed my appreciation for these developers.  Being a real estate broker means I get to see a lot of homes that I like, but I don’t easily find homes I love through and through, regardless of price point.    These are worthy of love. Clean, modern, industrial-elegant, eco-chic, warm, cool, open, private – simply put: balanced.

The lighting - both natural and architecturally implemented, is perfect.  The use of open space is balanced by the separation of the different levels.  The smart pantry, the cool roll-up garage door for Portland’s perfect summer days and nights, and the extra window in the kitchen that brings in more of the outdoors all makes this home feel special.  The downstairs might seem simply utilitarian at first glance, with attached garage, bedroom and bath, but the slightly curved hallway and beautiful finishes, causes one to give it a second look.

Three bedrooms, two baths, close to Alberta Arts, Mississippi District, and freeway access.  Green features are too many to list, but include zonal radiant floor heat, HRV (heat recovery ventilator), rainwater catchment system, Danish fireplace, solar hot water, prepped for solar PV, pervious driveway pavers, low/no VOC finishes, and so forth.

These don’t come up for sale often, so seize the opportunity and call me to see these in person – it’s so worth it!  -Amber- 503-804-1261

Tandem Duo

The Tandem Duo has an industrial-modern exterior shell, with an open and unique interior floorplan.  The split levels, exposed wall beams, and mesh-metal stairways gives you a sense of super powers - you can see in through walls and walk on air.

These homes include radiant heat floors, ample windows for lighting and passive heating and cooling elements, sustainably harvested wood elements, drought tolerant landscaping, as well as Energy Star appliances.  The close-in location and smaller footprint offers an overall “green” lifestyle.

Located in the heart of the Burnisde near Noble Rot, Ken’s Artisan Pizza, and Bamboo Sushi, these 3 bedroom, 3.5 bathroom duoplexes are listed by Eric Hagstette of Meadows Group.
