Cully Grove Co-Housing Opportunity

Cully Grove is a new co-housing project being developed by Eli & Noelle Spevac.  A planned community of sixteen households on nearly 2 acres, Cully Grove will be a mecca of growing, harvesting, and food storing practices in the Cully neighborhood.  Complete with the usual suspects of chickens, vegetable gardens and fruit trees, it will also showcase bees, a small vineyard, and an outdoor canning kitchen.

Zena Forest

Zena Forest is a 1300 acre parcel of FSC certified forestland located in the Eola Hills a few miles northwest of Salem. Zena Forest comprises one of the largest contiguous blocks of mixed conifer forest in the central Willamette Valley. It includes large areas of endangered Oak Savannah and Oak Woodland. The Zena Forest contains headwaters of Rickreall, Yamhill, and Spring Valley watersheds, and is home to a number of threatened and endangered species. The forest is protected by a conservation easement that stipulates that the forest will remain a working forest in perpetuity. No development is allowed, and strict harvest levels, as well as habitat preservation and enhancement are mandated by the easement. The forest has been managed by the Deumling family since 1985.

Tanzamook--Modern, green, and best of all, sold!

When Jenelle was contacted by a local development team to discuss marketing the last 3 units of an amazing 10 unit condominium project, I was thrilled. The development, called Tanzamook, is a small collection of amazing modern homes. These townhouse-style condos offer bright, open spaces with great finishes, on a bike boulevard in Irvington. While 7 of the condos had happy owners, the last few had been on the market for over a year.

We reacquainted ourselves with Tanzamook in a meeting with the developers, and what we saw was an amazing development that just needed some freshening-up. We proposed a simple approach–we wanted to stage a model unit with smart modern furnishings, and implement our proven multi-pronged marketing plan.

To stage the model unit, we turned to our staging partners, Spade and Archer. In a matter of days, the model unit was fully furnished with modern furniture that showcased the condo’s great design. We put our marketing plan into place, utilizing traditional components, such as professional photography by Jillian Doughty and direct mail pieces, as well as reaching out to the Realtor community, blogging about the property, and promoting it in our storefront on NE Alberta.

The response was tremendous, and in less than a week, we had an accepted offer on our model unit. The sale closed and Tanzamook has a happy new family living in this home.

Green Built New Construction in Classic Vintage Style

It is not always easy to find exactly what you are looking for in real estate.  It can be even harder if you have a love of vintage architecture, a committment to green living and a desire for modern floor plans.  All wonderful things but sometimes hard to find together.

When I first began working with Bruce and Eryn a year and a half ago, they were just starting to outgrow their starter home in the Creston neighborhood.   They took it slowly at first, keeping their eyes on their favorite neighborhoods and reviewing the listings I sent them weekly. By the time their second child was born they were more than ready to take their busy family of four into a new family home.

We caught up on available inventory and started viewing all new listings that met their criteria.  They saw a few houses they liked but began to be discouraged by some of the pitfalls of owning an old house.  Combined with their desire for energy efficiency and non-toxic building materials, Bruce and Eryn ultimately began to see green built new construction as the best option for their family.  We were patient and when this fantastic green home in the Woodstock neighborhood on a full sized lot came on the market, we dashed over straightaway. 

The first time we walked through the house it was still in the early stages of construction.  There was framing in place but no walls, systems or finishes of any kind.  Naturally, it was difficult for Bruce and Eryn to have a feel for what the finished home would feel like.  The listing agent invited us to a completed home with the same layout and after viewing it, Bruce and Eryn were ready to submit an offer.  They moved quickly enough that they were able to select many of the finish details including the exterior paint color!

Modern Meets Craftsman
