Hip Remodel Turns Townhouse Into Investment

 

 

 

 When Kim bought this 1983 poop brown townhouse three years ago, she had an immediate vision for what it would take to bring it from drab to fab! 

Of course changing the exterior color was on the immediate to do list.  Her plan was to live in it and when time came to move on, keep it as a rental.  Well, the plan was a good one but life happens and took her on a different path.  Newly engaged with a great rural property in their sight, she decided to give up the close-in location and maximize her buying power by selling the townhouse. 

We spent some time reviewing the interiors and made a long to do list of what it would take to get it market ready for a quick sale.  Kim and her fiancee, along with Mom and Dad, tackled the project focusing on cosmetic updates and market appeal.  She set a budget, kept to it and is now ready to move on – with a nice profit to show for it!  Investment, even in the most unexpected places, is at your fingertips with vision, effort and the right advice!

Another Cash Flow Rental - Just Sold in Buckman

Dale and Bill are no strangers to the benefits of owning rental property.  After helping them with a tri-plex in the Hawthorne neighborhood in 2010, they began plotting their route to a second purchase.  Cash flow in year one with interest rates owner occupant homebuyers would have envied four years ago?  Kind of tough to turn it down when other investment vehicles are providing a stomach turning roller coaster ride. 

I found this piece on homeownership recently on Sera Architects website that laid out the exact reasons it makes all the sense in the world to own a rental: ”The Metro Multifamily Housing Association recently reported that rents in the Portland Metro area have climbed 3 percent since late 2011 alone (averaging $1.21/square foot in my neighborhood in Inner SE Portland). Furthermore, the National Association of Realtors reported in February that the Portland area has one of the lowest residential vacancy rates in the country, and currently stands as the second-tightest rental market in the country behind New York City. So when we found this turn of the century charmer in the Buckman neighborhood, Dale and Bill knew exactly what to do.

Home Buyer Turned Investor

When I first started working with Boyd, he was looking for a single family home for about $250,000.  Not too long into the process, after a discussion with his mortgage broker, Boyd discovered that if he purchased a multifamily property for a higher price and lived in one of the units, his monthly payment would actually be lower because of the rental income.  So, Boyd’s search brought him to this great tri-plex in NE Portland.  Boyd now has a new home, as well as an investment property!

Carmen and Turtle contacted me about selling their cottage in the SW Hills.  They were referred to me by a former happy client of mine who holds me on a pedestal, sometimes not realizing that I am human and therefore not perfect.  “We heard you can sell a house and we’ve attempted to sell this one with three previous agents, sometimes getting close, but to no avail.  Are you good?  Dawn says your really good; if anyone can get it SOLD you can, ” says Carmen.

Hmmm..  I would be the fourth agent.  Yikes.  Am I up for this challenge?

And that was the start to a three month adventure.  One that included many-a-night at the Laurelthirst Public House, a location that acts as my clients second living room.  Turtle plays in several blue grass bands and Carmen is his on-going cheering supporter.  It was at the East side corner booth where all of our documents were signed.  Sometimes between dancing and hooting it up, other times conversing about new adventures (mostly my dating escapades) and always laughing and having a good time!

I’m going to miss these two clients so much so, that I’ve vowed to make this public house my living room one night a week just so I can see their smiling faces!

 

Location, Location, Loca...uh-oh...

My Clients are very experienced investors and when this property in the heart of the Kerns business district on SE 28th popped up on their radar, it was a must-see!  

First of all, the listing photo (shown here) looked so cute!  Secondly, Walkscore.com gave this location an incredible score of 91 and called it a “Walker’s Paradise”.  Ken’s Artisan Pizza and Bamboo Sushi are just across the street and there’s a cornucopia of restaurants, shops and entertainment options a few blocks away.  It was the perfect. fixer. location.

Now, these buyers are no strangers to the magic of real estate photography but we were in no way prepared for what awaited us at 323.  The pictures in the listing (shown here), had been taken over two years ago and the house had been vacant ever since.  Vacant, unkempt and in places, completely open to the elements…and various unsavory creatures.  Given the large amount of work this home needed, the fixer formula just didn’t make sense but this crazy-hot rental market was meant for this property so on to Plan B! 

The listing report said  ”No offers below $125 will be considered.”   We opted to ignore that and my clients wrote an offer that reflected the actual condition of the property.  Not a strategy I would normally recommend, but given the extreme length of days on market I just had a hunch there might be some room here.  The bank set up numerous hoops through which to jump but they didn’t burn the offer, or send it back with a laugh track.  And they didn’t just ignore it for 6 months before declining it!  They actually considered it and for this, I must give huge kudos to the very experienced listing agent.  The bank requested that a professional home inspection be submitted to them prior to third party approval (um, no thank you) and that a fully detailed budget of repairs and improvements with contractor information, be submitted asap (a good 4 days of work for my busy clients).  That did the trick!

I, like many of my colleagues at LRR, am working really hard to help people stay in their homes, but when that’s just not possible, I sure am grateful for clients like these who are willing to take on these difficult projects.  I’m betting that the neighbors of 323 SE 28th are more than grateful too…

Picture Yourself in a Boat on a River...

Who needs time travel or hallucinogenic substances!  Just hang out with your favorite realtor for a meaty day of touring and you’ll be amazed at the places you go.   Built in 1972 on a .37 acre lot, this untouched beauty worked its way into the hearts and souls of Brian and Michelle who purchased the perfect adorable Tudor/Mediterranean combo in the heart of walkable NE PDX, a mere 2 years ago.

 ”Kari, it’s Michelle.  I know this is crazy.  Brian doesn’t even know I’m calling you but, there’s this house…”  And so it began – one heck of a real estate journey with a capital J.

First, Michelle and Brian had to sell.  Done, thanks to the walkable NE part and, let’s just be honest, some serious divine intervention…

Then there was the easement-encroachment-environmental overlay-built on a slope-ancient furnace-90 feet of failing sewer in the slope and under old growth cedar-cake walk.  Add a few back up offers on both ends of  Brian and Michelle’s purchase and sale, and you’ve got your self one pressure cooker of a real estate situation.

Again, no problem thanks to everyone involved but special mention must be given to good old Mom, whose clear head prevailed in spite of the g-force real estate roller coaster drop her daughter and son in law were experiencing.

Prevail we did, and Brian and Michelle can now truly picture themselves in a boat on a river, thanks to that stream they now own.

Now there’s just the matter of a little wallpaper removal.  Grandpa and one-year old Ben seem to have it covered…

Classic Beauty soon with a Twist

Classic Alameda Beauty about to become uberhip.  My clients have a very good eye – we toured this house and they could appreciate the gracious spaces, the wrought iron bannisters, untouched tiled upper bathroom and were able to overlook the dizzy making 50s linoleum and some unlovely touches from the 80s (what happened in the 80s anyway? Surely something good must have happened in the design world).  We poured over Jessica Helgerson’s website and her entrancing remodel of a White Brick Mediterranean for inspiration.   My clients bought the house and are embarking on a fabulous remodel with Orange  Construction.  I can’t wait!  All the fun of remodeling with none of the expense and hassle.  For me, anyway.

On the Sunny Side of the Street

My clients lived in Hillsdale and wanted to stay in the area.  They loved the convenient commute, the cute Hillsdale downtown, the hills and trees.  The only problem was they lived on the dark side of Hillsdale and were hungry for sun.  They had an eye for design and were firmly on the Midcentury bandwagon. The very first house we looked at was a somewhat remuddled 50s daylight basement ranch.  Underneath all the mistakes were good bones and an amazing view.  We continued looking but kept coming back to the sunny ranch.  Every time we walked in we’d gravitate to the wall of windows and the beautiful SW view.  During the inspection we had  all the contractors for the impending remodel come by for bids and everyone forgot the fireplace, flooring etc. for a minute while they stood in front of that view.  Luckily even on a cloudy, rainy day (not that we’d know anything about those) the house was bright.  Life can be so sweet.

A Walk in Education

As Anton Chekhov once said, “Knowledge is of no value unless you put it into practice.”  Well, after Claire and Henry attended a first time home buyer course and educated themselves on their available resources, they began practicing by walking into my office and looking for an agent to help them find a new home to call their own, and let me tell you, these two are really on their game!
They had been working with Hacienda and The Portland Housing Bureau researching their qualifications for a special down payment matching program.  Indeed, they did qualified for a program that would access an Oregon Bond Loan for their purchase.  Of course I had heard of said loan, and the DPAL (Down Payment Assistance Loan Program), but this was my first time walking thru a transaction utilizing these resources.  Albert Einstein, (perhaps you’ve heard of him), had his own theory on knowledge, “The only source of knowledge is experience.”
I must say, I agree.  Not only did I have the honor of helping Claire and Henry find their new home, but I learned quite a bit in the process as well.
This savvy couple was able to make all desired updates on their home excluding cosmetics after their purchase with the help of the first time home buyer program, and it also allowed them to buy a much larger home than they could have initially afforded.  Now, Claire, Henry and their daughter Paloma, are nestled into their new home, having put their first time home buying skills to use.  Looks like good things don’t just come to those who wait.
