Another Cash Flow Rental - Just Sold in Buckman

Dale and Bill are no strangers to the benefits of owning rental property.  After helping them with a tri-plex in the Hawthorne neighborhood in 2010, they began plotting their route to a second purchase.  Cash flow in year one with interest rates owner occupant homebuyers would have envied four years ago?  Kind of tough to turn it down when other investment vehicles are providing a stomach turning roller coaster ride. 

I found this piece on homeownership recently on Sera Architects website that laid out the exact reasons it makes all the sense in the world to own a rental: ”The Metro Multifamily Housing Association recently reported that rents in the Portland Metro area have climbed 3 percent since late 2011 alone (averaging $1.21/square foot in my neighborhood in Inner SE Portland). Furthermore, the National Association of Realtors reported in February that the Portland area has one of the lowest residential vacancy rates in the country, and currently stands as the second-tightest rental market in the country behind New York City. Carmen and Turtle contacted me about selling their cottage in the SW Hills.  They were referred to me by a former happy client of mine who holds me on a pedestal, sometimes not realizing that I am human and therefore not perfect.  “We heard you can sell a house and we’ve attempted to sell this one with three previous agents, sometimes getting close, but to no avail.  Are you good?  Dawn says your really good; if anyone can get it SOLD you can, ” says Carmen.

Hmmm..  I would be the fourth agent.  Yikes.  Am I up for this challenge?

And that was the start to a three month adventure.  One that included many-a-night at the Laurelthirst Public House, a location that acts as my clients second living room.  Turtle plays in several blue grass bands and Carmen is his on-going cheering supporter.  It was at the East side corner booth where all of our documents were signed.  Sometimes between dancing and hooting it up, other times conversing about new adventures (mostly my dating escapades) and always laughing and having a good time!

Let’s pretend we’re not in PC Portland where everyone has to win.  Portland has a lot of great neighborhoods (I’ve lived in most of them) but we’re not handing out participation trophies today.  What other neighborhood has the Pok Pok Empire? St. Jacks? Lauro’s? Broders? I’ve got to stop listing restaurants because I’m sure another one just opened while I was writing this.  New Seasons, coffee, bars (Bar Avignon, Night Light Lounge, Apex), close to Belmont/Hawthorne but lined with quiet streets instead of crazy?  Clinton/Division!  Bonus points if you got it before the restaurant list.

How about a big Craftsman with a great front porch (cast concrete pillars), an entry (so important! should be first on everyone’s list!), original woodwork, wainscoting and built-ins with leaded glass, remodeled kitchen with an island, second sink, pantry, loads of windows, playroom right off the kitchen, office/den on the main and upstairs….that unbelievably hard to find three bedrooms all on the upper floor. Sometimes you're just in the right place, at the right time

So the saying goes, right? I don’t necessarily believe this sentiment but sometimes it does seem that way.  I believe that you create what shows up in your life. Said another way, you attract what you put out in the world.  I have taken this on as my personal mantra and I notice it all over the place. I have a fun, short story to share about an experience i just had with my old friend Nick who just bought a house.

So, about 2 months ago Nick declared to me that he was ready to buy a house! Nick and I go way back to our roots in Iowa. We were classmates in Architecture school together at Iowa State University back in the mid-90′s. Even though Nick has been gainfully employed (as a talented graphic animator!) throughout the down economy and was able to qualify to purchase a home, it just didn’t felt right until now.

So, here’s the fun part. After just looking at a few homes with Nick, I find out about a house that was coming on the market with a fellow Living Room Relator, Brian Jones. I went by the house to check it out and knew when I walked in the door that this was Nick’s house. Nick and I went over to the house the next day and that is all she wrote! We wrote up an attractive offer, the seller accepted and this adorable little house never even saw the RMLS light of day (this explains why there aren’t any photos yet).

Sure, you could say that I was in the right place, at the right time. I say that I’m in an amazing community of realtors in both Portland and at Living Room Realtors who are dedicated to our clients and love what we do!

Concordia Ranch Sold in 2 days, perfect for the first time buyer!

My seller Jennifer was so happy I prepared her years ago when she was a first time buyer to be VERY PICKY. Your first house is so important, maybe the most important. Jennifer came to me from many referrals at ZGF Architects located in Downtown Portland. I had worked with at least 15 employees here, all referring her to me. We had multiple offers in this sale pretty common inner city right now, but most importantly all the offers were just slightly above our list price. Buyers always decide value in any market, so if it goes WAY above the list price it can cause all parties to be pretty nervous in my experience. No seller wants to feel they have left money on the table, and right now it is very difficult to price due to such low inventory.

A short sale that closed in 10 days…and why I am glad I worked on Easter

Realtors don’t get many days off. I find myself working in some capacity every single day. A couple of weeks ago, on Easter, I wanted to have a nice relaxing day. The sun was shining, and I planned a day of exercise, brunch, and laying in the sun. Even on the holiday, I checked the new property listings. I do this every morning, and I almost skipped that day’s listings, since I remember thinking that surely nothing new would hit the market that I needed to see.

But I spent a few minutes looking at new listings anyway, and I found a real gem. In Lair Hill, close to downtown and OHSU, a great little Victorian came back on the market. It looked to have a ton of the original 1885 charm, and it sat in a superb location with views of South Waterfront. Listed at $175,000, it was a short sale that had been “pending” for months, and at the very end, the buyer had to back out of the purchase. The house was scheduled for foreclosure in two weeks, so the seller needed a cash offer right away.

Enter the Kloss / Franz family of investors. They just sold their last rehab project and had started looking for a new one. They had already missed out on one house (they wrote an all-cash offer, $40,000 over asking price, and didn’t get it!) and so they were prepared for a long search in the competitive fixer market. When I told them about the house in Lair Hill, they were eager to check it out.

After seeing in person that the house was a real gem, they wanted to write an offer. The sellers already had two cash offers in hand, so we had to rush to get one in. I wrote it up and made my usual plea to the listing agent of why they should take my clients’ offer, and it worked; they accepted my clients’ offer.

With the foreclosure date looming, we had to rush through inspections, and run to the closing table. Today, ten days after the offer was accepted, the sale closed. Now I can’t wait to see this Victorian beauty restored to its former glory!
