Accessible Modern Design

Busy Seattle musician, club owner and Artist, Erik knows how to roll. A recent accident left Erik in a wheel chair but it hasn’t slowed his game. He is quick to see the opportunities before him and with his strong connections to the NW music scene Portland seems like the perfect axis between his Seattle and SF/LA friends to keep his primary residence and music recording studio. The goal was to find a wheelchair accessible home and studio within a short roll to a hip urban commercial district.

Initially we sought out a warehouse type space that Eric could easily adapt to live-work. Everything we saw fit the bill for work but the living spaces had lofts or tight quarters that  limited accessibility. The next thing we considered were large homes with room to build studios in. Brandy and I new it was a needle in a haystack we would be searching for- Portland’s hot neighborhoods are surrounded by multi level historic homes- not what I would call Universal Design. Eric didn’t lose faith. Any time we had something that we thought may work, he grabbed a buddy and made the trip down in his modified classic bio-diesel Mercedes. (The guy has style.)

It came as no surprise that what he ended up buying was a mid-century classic. Eric helped me deepen my appreciation even further for mid-century design. Not to be a broken record but, these homes RULE!  Well built, one level living designed for the way modern people live. His Laurelhurst neighborhood offers the quintessential Portland experience; beautiful neighborhoods, amazing restaurants, cafes and boutiques and one of the finest city parks all at your fingertips.

We arranged meetings with elevator specialist and general contractors to make the necessary modifications to the home allowing Eric to easily travel between the basement level that will contain his studio and the main level of living spaces. The other alternative, Eric quickly ruled out, was having a ramp built. Building codes required the slope to be so gradual it would create a long switch back of ramps dominating his front yard.

First time on the market, the home is for sale by the original owner. Every detail is custom tailored and unique.  The home features; 2bd, 2ba, 2633 square feet, 4 fireplaces, mahogany woodwork, and custom iron work- check out the pics below! Listed at 439,900.

Buyers Score with Bank Owned Custom Built Home

Our buyers Kelly and Rob scored a screaming deal on a bank owned property custom built by a local builder for himself and his family. The high end finishes, gourmet kitchen and tall ceilings appealed to our 6’6″ buyer and his bean sprout kids. Mom loves the Woodstock location. Kelly’s looking forward to easy walks to cafes and restaurants with the stroller and the quiet street with other families and friendly neighbors. The 4 bedroom, 3.5 bath, 4200+ square feet home also boasts; playroom, sauna that seats 12 ., double lot, built out office suite and media centers, hot tub, and custom marble and stone walls, floors and shower surrounds- this home is truly a builders showcase. Its “all that and a bag of chips” for less than 400k..wow! Congrats!!

Modern Hot Cakes

Its a hot market for modern homes priced between 350 and 600. Here are a few homes I have seen in the past two weeks that have sold in a matter of days and in some cases ignited multiple offers. The challenge for a number of my buyers has been to find a decent bedroom layout for raising a family and a yard to play in. The west hills offers some beautiful modern gems in the 550+ price range but this weather has emphasized the luxury of being able to play in your own backyard, and the engineered homes hanging off cliffs capture amazing views but toddlers on trikes need not apply.

1. Lancaster Rd. Listed at 375,000. Multiple offers. 1568 sq. ft. 3 bedroom 2 bath on .77 acre built in 1965. Beautifully maintained, beamed ceilings, gorgeous territorial views. With the right finishes and updates this will be a true stunner.

2. Raleigh Hills Modern listed at $465,000. Sold before the ink dried on the offer in less than 1 day. 4 bd, 3ba built in 1957 had some heavy updating that must have occurred sometime in the 70′s (think heavy chrome, smoked glass). The home was still pure and great design despite the changes.

3. Bridemile Ranch listed at 589,900 sold in 4 days. Vaulted ceilings, nice light, huge yard. The finishes aren’t my flavor but the bones are workable and the yard is cartwheel worthy. 2514 sq ft. 4 bedroom 2.5 bath. 1969 Day Ranch
